La Quinta Del Oro

Del Oro is another No. LQ gated community developed by Lennar Corporation/Century American between 1990 and 2005. The first of two gated entrances is on Miles Avenue just east of Washington while the second is on Via Sevilla off Washington just across from the Indian Wells Tennis Garden. HOA dues are approx. $137/month. There are also homes outside the gated area that most consider to be in LQ Del Oro but carry no HOA dues, amenities or benefits {1}. LQ Del Oro features single story and two story models. They range from 2 BDR’s with Den to 5 BDR’s with square footage ranging from 2100 to 3423 (Original 4 models ran from 2385 to 3201 sq. ft.). Lot sizes run from 7405 to over 15,000. Sales during 2018 season numbered 5 and have ranged from $385,000 to $685,000.

{1} Santiago at La Quinta del Oro RC Hobbs Company built and sold 47 homes and entitled another 147 lots developed by Century American. The homes were originally advertised as Executive homes with three models to choose from at 2,288 to 3,400 sq. feet on pool sized lots in a family friendly neighborhood and the range changes to 2,100 to 3,423. The homes started at Washington and Via Sevilla across from the Tennis Gardens and had no monument sign. Currently the homes are included in the property searches for LQ Del Oro however they are un-gated and have no HOA. It’s rare that anyone discusses Santiago anymore.

La Quinta Del Rey

Developed by Triad Pacific Builders in 1997-1999, La Quinta Del Rey is also an ungated community of approx. 52 single story homes and there is no HOA. Entrance is marked by a monument sign off Miles Avenue between Adams and Dune Palms. Entry can also be accomplished by taking Victoria off Adams between Miles and Westward Ho or Desert Stream off Dune Palms. Square Footage of homes range from1489 to 2003 and square footage of lots run from 6969 to 7841. Pricing was $310,000, $377,000 and $398,000 for the three sales during the 2018 season. Many people, including Realtors, have a hard time understanding the area and often confuse and mislabel properties as being in Marbella and/or Topaz because of proximity and even including Desert Pride across Adams because of Century’s development there.

 


 

La Quinta Desert Villas

La Quinta Desert Villas

Originally designed by TDH Lennar, the project was to be comprised of 132 first and second floor condominiums with ‘Everything Included’ when the project started in 2008, it was completed by Dolphin La Quinta LLC in 2013. Featuring 40 fully furnished condominiums, Buyers had the choice of upper or lower units. The units are identical in size at 1200 square feet offering 2 Master Suites and 2.5 baths including laundry area. While not all units have washer/dryer – there is a community laundry; also featuring a fitness center and a card room. It is adjacent to the Homewood Suites and close to Applebee’s and directly across from the Indian Wells Tennis Gardens to the West and Eisenhower George and Julia Argyros Health Center to the South. The community is accessible from Washington Street or Seeley Drive. Current HOA fees are purported to be $356.00 per month. One upgraded model sold during the 2018 season for $230,000.

 


 

La Quinta Highlands

La Quinta Highlands

La Quinta Highlands is an ungated development displaying it’s monument sign at one entry on Fred Waring at Las Vista Drive with numerous entrances, it’s also accessible from a winding route from Washington-ViaSevilla-Forbes or Miles Avenue or Adams Street at the Adams Park which features a sand volleyball court and. Immediately next door is the North LQ fire station  #93. There is no HOA in this community developed for the most part from 1989 –1991 by Triad Pacific Builders. There are approximately 158, mostly 3 and 4 bedrooms, both single and two story homes with square footage running from 1400 to 2152 and 3 custom homes 2800 square feet +/-. Lot sizes start at 5663 and run to 14810. Many parcels have very spacious backyards however the larger square footage homes don’t garner the larger lot sizes that was generally dictated by where the parcel fell in the Builder’s plot plan. Three sales occurred during the 2018 season in LQ Highlands at $282,000, $332,500 and $428,000.

 


 

La Quinta Palms

La Quinta Palms

La Quinta Palms is a condominium community. Entrance to LQ Palms is on the south side of Fred Waring between Adams Street and Dune Palms Road. They were built by Pan American Development in 1987 and are within this gated community in a pod-like formation of 7 areas surrounding very large common areas with pools in the middle of each. There is also a larger community pool and spa plus tennis courts are available. There are 72 buildings of attached condos with 2 units each (144 total units). The units are identical in size at 1280 square feet and originally were described as 2 bedrooms with attached casita. Many remain this way however some have been renovated for a more cohesive usage of the 3 bedrooms albeit the exterior doors remain in the attached casitas. HOA dues have been recently reported at $370 per month. Sales during the 2018 season totaled 3 starting at $210,000 and $217,500 with the highest at $227,000.

 


 

La Quinta Vistas

La Quinta Vistas

La Quinta Vistas is located on the south side of Fred Waring approx. halfway between Washington and Adams. The monument sign appears on the west wall entrance which is a good representation of the location of the development. Las Vistas Drive runs south where it meets Seeley Drive, the community ends at Sanita … homes to the west of this line comprise La Quinta Vistas. The approx. 86 homes are not in an HOA and are 1 and 2 story structures with 3 and 4 bedrooms. Square footage runs from 1400 to 2467. Lot sizes are 5663 to15000. There were 2 sales during the 2018 season that occurred at $350,000 and $395,000.

 


 

Marbella La Quinta Norte

The monument sign of Marbella is situated at the southeasterly corner of Miles and Adams streets. There are several entrances around this, LA Quinta Del Rey and Topaz as they are all close in proximity. Adams between Miles and Westward Ho is one … via the La Quinta Del Rey entrance on Bridgette off Miles is another and lastly via Desert Stream off Dune Palms through Topaz and LQ Del Rey. Topaz Associates/Century Crowell built approx. 190 homes mostly from 1990 to 1997. Three and four bedroom homes is the norm with approx. 1454 to 2454 square feet and lot sizes run from 6098 to 16117. Only three properties have closed during the 2018 season at $315,000, $320,000 and $335,000

 


 

Monticello

Monticello

Monticello is one of the larger ungated communities in North LQ and is bounded by Fred Waring to the North, Jefferson to the East and Miles Avenue to the South. Monticello Avenue runs through the entire community and accounts for 2 entrances and the 3rd is Independence Way off Jefferson. Built by Century Vintage Homes between 2001 to 2003 it features 206, mainly 3 and 4 bedroom single story homes, with square footage from 1493 to 3084 and lot sizes from 6969 to16117. There is no HOA however there is a Maintenance Fee Association that is approx. $112 per quarter which covers the common area maintenance. Monticello saw 6 properties change hands during 2018 season and have run from $345,000 to $560,000.

 


 

Palm Royale

Palm Royale

Palm Royale is a condominium community of approx. 354 units built in two stages by Palm Royale Development, Inc. and Bay City Estates (Arizona), Inc. from 1987 thru 2000. HOA dues have been recently reported at $375 per month. It features two story buildings with upper and lower levels featuring 1 or 2 bedroom units ranging from 763, 912 to 926 square feet.  The single gated entrance is on Fred Waring just east of Washington Street. Palm Royale was the busiest community for  sales during the 2018 season with 23 that have run from $145,000 to $255,000.
